The Build Process

Pre-Construction

DURATION 12 – 14 WEEKS

Initial Meeting – Sketch Design – Working Drawings – External & Internal Colour Selections – Cabinetry Meeting – Quote – Contract – Construction Pre-Start

Step 1: Initial Meeting

Your first meeting is with our experienced sales and building consultants to complete a preliminary assessment of your home inclusion requirements, including a review of your initial design ideas and block layout along with an informal discussion regarding your timeline and budget. [Kindly allow a couple of hours for this meeting to be conducted.]

Step 2: Sketch Design

From the outcomes of the initial meeting, we will devise using the knowhow of our experienced team a sketch plan for your review as a starting point. [Kindly allow a couple of weeks for the sketch design to be completed.] Once the sketch design has been developed, we will then meet again to review and work together to capture further changes as required. [Kindly allow a couple of hours for this meeting to be conducted.] At this time, we will also request that you to complete an Authority to Proceed and pay a non—refundable deposit to progress to the next step of creating working drawings. Kindly note that if you are to proceed to the Contract stage, the initial deposit paid will be deducted from your Contract price. You will also at this time receive an invitation to join CoConstruct our project management software platform that we use to manage your build project from the pre-start phase to construction phase all the way through to warranty phase. It is important that all communication relating to your build is captured within this platform. We will provide you with an orientation on how the system works at this time.

Step 3: Working Drawings

Our team will then move the sketch design and translate these into full working drawings. [Kindly allow four to six weeks for the full set of working drawings to be developed.] During this timeframe we will invite you to undertake the next two steps by way of face-to-face meetings.

Step 4: Colour Selections

Colour selections are one of the most exciting steps, where you will get to choose the styling of your home, both inside and out. Our Selection Centre conveniently located across the road to our office is where you work alongside our team to choose products and finishes and everything that exist in your home; flooring, tapware, sinks, doors, door hardware, electrical items, window furnishings just to name a few! Our team will contact you to book in colour selection meetings whereby we suggest that the selections are held over two meetings as they can be at times overwhelming; the first to select the external colours and the second to select the internal colours. [Kindly allow two hours for external selections and four hours for internal selections.] Your selections will then be added to the Specs & Selection module in CoConstruct with detailed descriptions and images for your future reference and discussion.

Step 5: Cabinetry Meeting

We also believe that meeting with our specialist cabinetmaker to select the colours and finishes of your cabinetry throughout your home is important and we will invite you to a meeting at their showroom to undertake this task. [Kindly allow two hours for your cabinetry meeting.] Your cabinetry plans will then be devised by our specialist cabinetmaker and made available to you via CoConstruct for review and final sign off.

Step 6: Quote

Step 6: Quote Now that your working drawings have been completed and all your selections are made, this step is where we prepare your quote to build. [Kindly allow four to six weeks to prepare your quote.] Once your quote is complete, we will organise a meeting to review your quote in detail with you. At this step you may make any final changes and/or adjustments as required. [Kindly allow an hour for this meeting.]

Step 7: Contract

Once our quote has been accepted, we will draft and present you with a Master Builders Association of Victoria plain English contract to review and sign at a further appointment. [Kindly allow an hour for this meeting.] Upon signing of your Contract, our invoice representing 5% of the Contract value (less the initial deposit paid in Step 2) will also be issued at this time and your payment due in 7 days of the invoice date.

Step 8: Construction Pre-Start Meeting

Now that your Contract has been signed off, there are a few steps to complete before your new home is ready for building. Including permits, loan approval and final construction drawings. Our experienced team will take you through these necessary steps and explain what’s required. We will also arrange for a construction pre-start meeting whereby we will explain the construction process, review your final drawings, selections and answer any queries you may have prior to our commencement. [Kindly allow an hour for this meeting to be conducted].

Construction

DURATION 28 – 36 WEEKS

Site Start – Base – Frame – Roof – Lock Up – Plaster – Fix Out – Final – Handover – Warranty

Step 1: Site Start

This is the official start of the construction process. We will send a notice of commencement letter confirming construction has commenced via CoConstruct.

Step 2: Base Stage

Base stage is the first major milestone in the construction of your new home, with the laying of your concrete slab. Our invoice representing 10% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 3: Frame Stage

Your new home is taking shape. Framing carpenters erect the wall frames and the roof trusses. A qualified Building Surveyor will inspect your frame upon completion. Our invoice representing 15% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 4: Roof Stage

Our experienced roofers attend to the installation of your roof. At this time, we will coordinate your plumbing and electrical walk throughs on site with our qualified trades to review locations as set out in your drawings. Our invoice representing 15% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 5: Lock Up Stage

During this step, the brickwork, external doors and windows are put in place. Our invoice representing 20% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 6: Plaster Stage

Plaster is installed to the internal walls and ceilings. Our invoice representing 15% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 7: Fix Out Stage

You will see the installation of the skirting boards, architraves, internal doors and all of your cabinetry. Our invoice representing 10% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 8: Final Stage

You are at the final stage in the completion of your new home. During this stage, you will see the painting and tiling completed. The final electrical and plumbing fit offs undertaken, shower screens, robes, shelving and mirrors are installed. Towards the end of this stage, your construction supervisor will arrange for your new home presentation and a handover date will also be confirmed with you at this pre-handover walk through appointment. A final inspection will be undertak-en by a Qualified Building Surveyor will inspect the home and the certificate of occupancy is issued. Our invoice representing 10% of the Contract value will also be issued at this time and your payment due in 7 days of the invoice date.

Step 9: Handover

Congratulations! Your new home has been completed and is ready for you to move in. On the day of handover, you will meet your construction supervisor who will conduct an on-site handover whereby you will be presented with your handover folder along the keys to your new home.

Step 10: Warranty Phase

Six months after handover we will make an appointment to visit your home to review and inspect your devised maintenance list and address any concerns you may have.
